Services Offered as a Buyers Agent

BEFORE CONTRACT

  1. Research, Recommend Capital growth and Rental yield Suburbs.
  2. Provide Options – Property Types, Old, New, Land size to suit your investment goals.
  3. Finalise Buying criteria, Target Suburbs/Areas.
  4. Shortlist Properties Off-Market and From-Market.
  5. Physical inspection of all properties shortlisted, send videos to you as a Buyer.
  6. Provide you estimates, Number crunching, rental scenarios to make informed decision e.g. cash flow positive, rental yield etc.
  7. High level Due Diligence & Explain the Property – Pros, Cons, Highlight Risks, Issues (if any).
  8. Negotiation with Seller/Seller agent (Price, dates, Contract terms & Conditions).
  9. Provide you Detailed Due Diligence report e.g. Flood, Bush fire etc.
  10. Arrange Solicitor (if you don’t have one).

AFTER CONTRACT

  1. Organise Building/Pest Inspection, Physical visit along with Building inspector.
  2. Organise Electrical & Plumbing Checks (if required)
  3. Detailed Due Diligence (if required) & Renegotiate with Seller depending on Inspection results.
  4. Co-ordinate Property searches with Solicitor, understand and explain to you the results of the searches, highlight risks, issues (if any).
  5. Pre-Settlement Inspection – ensure property is in order, settlement conditions met.
  6. Coordinate with potential property manager for renting the property.
  7. Handover property to Buyer/Property Manager.
